Connect was appointed by Sainsbury’s in connection with their proposals to redevelop the former British International Helicopters (BIH) airport on land adjacent to A30 Eastern Green, Penzance. Dorchester Town Centre
Connect was appointed by Simons Developments Ltd to provide highways and transportation advice relating to the promotion of a large retail led mixed use town centre redevelopment project located on the Charles Street and Old Market car parks in Dorchester.
The proposals include a foodstore, c.13,500 sqm non-food open A1 Retail units, a hotel and residential apartments. The proposals also include offices, library and community uses into which West Dorset District Council have relocated, along with undercroft car parking. Read more…

Residential Development, Stoke on Trent
We were appointed by the developer to provide highways and transport advice to support a planning application for a residential development on the site of a former pub in Stoke-on-Trent.
The proposals included the demolition of the existing pub and car park, and the construction of seven residential dwellings with parking, as well as a new access road and junction. Read more…
Wood Burcote Road, Towcester
We were appointed to provide highways and transportation advice in order to help deliver aspirations for a residential development at Wood Burcote Court, south Towcester.
The scheme included up to 210 dwellings in a woodland setting, along with a linear public park connecting Towcester to the proposed Sustainable Urban Extension, Towcester Vale, further to the south. Read more…
Fairbridge Way, Burgess Hill
We were appointed by Glenbeigh Developments to provide highways and transport advice relating to the promotion of a residential development at the former sewage treatment works at Fairbridge Way, Burgess Hill.
The proposals included 325 dwellings. The complicating factors for this proposal included the fact that the access road serving the site follows a stream and is constrained by land boundaries, meaning that achieving an engineering design to adoptable standards needed to be diligently thought-out. Trade Park Development, Canterbury
We were first engaged on this former water works site by Glenbeigh Developments Limited in 2008 to support an outline planning application for a trade park development on Sturry Road in Canterbury. We helped to secure outline planning approval for that trade park, which allowed a mix of uses including retail and first-floor office space.
We more recently worked on the reserved matters planning application for the trade park development which included a Taco Bell drive-thru restaurant and a variation of the trade-counter units. Read more…

Connect Consultants was instructed by Glenbeigh Developments Limited and Dacorar Southern Limited to provide highways and transport support to the planning application for a development of 50,000 sqm of offices and warehouse/distribution units in Mid Sussex. Mixed-Use Developments
Wilford Lane, Nottingham
We were instructed to provide highway design advice to the project team, and to produce a Transport Assessment and Travel Plan to support the hybrid planning application for a mixed-use development on a brownfield site in Nottingham.
The application was recommended for approval, but was refused by the Local Planning Authority for reasons including traffic impact and highway safety.
It was later allowed at appeal. Read more…
Cirencester Town Centre Development
We were appointed by Wilmoor Properties Limited to provide highways and transportation advice to support the proposed town centre redevelopment at Brewery Court, and Brewery Court car park, Cirencester.
The developer’s objectives were to obtained planning permission for a scheme, whilst keeping off-site mitigation works at minimum cost.
The scheme comprised:
- Five new retail units
- Four new A3 restaurant units
- A five-screen cinema
- New student accommodation for the Royal Agricultural College comprising 105 student rooms with 13 common-room areas for the students.
Coyte Farm, St Austell
We were appointed by Mercian Developments Ltd and Metric Property Ltd to provide highways and transportation advice relating to the promotion of a large mixed use development at Coyte Farm, St Austell.
The proposals included a foodstore, non-food open A1 Retail Park, public house / hotel, care village and an extension to St Austell golf club. The proposals also include a grave yard extension for St Mewan Church, a car park extension for St Mewan Community Primary School, new school playing fields, and second development phase for c.200-250 dwellings. Talgren Solar Farm, South Wales
We were instructed to support Windel Energy and Recurrent Energy with a planning application for a 9.9MW solar farm on 17.7 hectares of land near Llantrisant.
We supported the team by advising on the access arrangements, producing a Transport Statement, and a Construction Traffic Management Plan which focussed on minimising the effects on this sensitive and beautiful environment. Read more…
Solar Farm, Devon
We were instructed to provide highways and transport support to assist the proposed development of a 25 hectare solar farm in Devon.
Our Transport Planning team produced a Transport Statement and Construction Traffic Management Plan to consider the site’s accessibility and the potential effect that the construction of the solar farm could have on the surrounding road network. This included swept path tracking assessment of the construction and delivery vehicles on the rural lanes leading to the site.

Spirit of Sittingbourne, Kent
A town centre redevelopment as part of a Joint Venture Scheme with U+I Group PLC and Quinn Estates, in conjunction with Swale District Council.
The scheme encompasses a number of phases of work that include the re-alignment of the A2 road through Sittingbourne to release some development land for the construction of a cinema and retail facilities. The scheme also includes providing serviced sites for future residential development by the Joint Venture, as well as improvements to the existing Sittingbourne Train Station. Read more…

Pioneer, Swift House, Crawley
Pioneer Wound Healing & Lymphoedema Centres CIC is a specialist wound healing and lymphoedema service operating from clinic settings in multiple locations in Sussex.
We were appointed to assist them with the traffic and transport matters of a planning application for a new clinic in Northwood Park, Crawley. This required a change of use of Swift House from its previous use as an office to a clinic with 17 clinic rooms, and retaining the existing 27 car parking spaces.
Our job was to assess the implications in traffic terms of the proposed healthcare development, and the associated demand for parking, and importantly the opportunities for non-car travel to the site. Read more…
Basingstoke Hospital
On behalf of the NHS Hampshire Hospitals Foundation Trust, Connect provided support to the successful planning application for the Basingstoke Critical Treatment Hospital Development.
For this project, Connect Consultants undertook the traffic assessment and analysis to prepare the technical reports that supported the planning application which comprised the relocation of some existing functions from nearby hospitals at Winchester and Basingstoke and the construction of a new Cancer Treatment Centre, a Pathology Centre and a Critical Treatment Hospital.
