Residential Development
Planning application: Residential development of 325 dwellings.
Local Planning Authority: Mid Sussex District Council.
Highway Authority: West Sussex County Council.
Outcome: Approved.
We were appointed by Glenbeigh Developments to provide highways and transport advice relating to the promotion of a residential development at the former sewage treatment works at Fairbridge Way, Burgess Hill.
The proposals included 325 dwellings. The complicating factors for this proposal included the fact that the access road serving the site follows a stream and is constrained by land boundaries, meaning that achieving an engineering design to adoptable standards needed to be diligently thought-out.
The existing access road served a waste transfer station and travellers’ site, and in order to achieve a housing development that would be attractive in a commercial market, an alternative access for these two sites needed to be secured through an adjoining industrial estate.
Connect produced a Transport Assessment which resolved the planning matters for the residential development, including sustainable access, emergency access, vehicular access, and off-site transport mitigation. A Design and Access Statement was produced in relation to an application for the alternative access for the existing uses.
All the highways- and transport-related matters were resolved by Connect, in accordance with the client’s aims.
