Planning application: Residential development comprising 90 homes

Highway Authority: Nottinghamshire County Council

Outcome: Approved.

After we had successfully supported the hybrid planning application for a commercial and residential development at this site, we were instructed to provide transport planning and highway design advice to support the reserved matters application for the Wilford Lane Residential Development.

Our input was to produce a Transport Statement to set out the highway and transport matters associated with the proposed 90 homes, drawing on the data and analysis we produced for the original permission. This included an analysis of the vehicle trip generation of the proposed development compared to the apartments and retirement home, which formed part of the outline permission, which would be replaced by the proposal.

We also assisted our client’s project team, which included BM3 architects and Freeths planning, with the internal road layout, providing advice about visibility splays, vehicle manoeuvring swept paths, and the location and accessibility of bin stores.

The planning application received support from Nottinghamshire County Council Highways, and planning permission was approved by Rushcliffe Borough Council.

We have been retained to implement and monitor the Residential Travel Plan for the Wilford Lane residential development.
