Residential Development

Planning application: Residential development comprising up to 210 homes

Local Planning Authority: South Northamptonshire District Council.

Highway Authority: Northamptonshire County Council and National Highways

Outcome: Approved.

We were appointed by the Jackson-Stops family to provide highways and transportation advice in order to help them deliver their aspirations for a residential development at Wood Burcote Court, south Towcester.

The scheme included up to 210 dwellings in a woodland setting, along with a linear public park connecting Towcester to the proposed Sustainable Urban Extension, Towcester Vale, further to the south.

From the start of our involvement, the client’s aspiration for the balance between low-density attractive housing, providing a linear public park, and scheme viability has been of utmost importance.

Primary access was proposed via a roundabout junction, with the design of the internal layout based on Manual for Streets principles of low vehicle speeds and shared surfaces.

Two trunk roads run through Towcester, both of which are very sensitive to small changes in traffic demand, and for which any improvements would be very costly to provide.

Through careful negotiation with both the then Highways Agency and Northamptonshire County Council, the physical highway mitigation measures were minimised, scheme viability was maintained, and the client’s aspirations were achieved.

Connect resolved all highways and transportation issues whilst maintaining an astute commercial attitude, interacting with the team using our practical knowledge of scheme delivery to arrive at a solution that satisfies the client’s key aspirations.
